My first short sale as a listing agent

Last friday, I closed on my first short sale as a listing agent. Don't misunderstand me, I've sold several short sales in the past--as a buyers agent. Compared to the one I just closed on, those were a breeze. Some agents thrive on the stress that comes with negotiating between banks, sellers, buyers, etc. I can do it, but that doesn't mean that I enjoy it!
This last one was a manufactured home, with a few issues--roof, siding, and a very 11th hour septic inspection. So when a buyer came in and had to finance part of it, I should have realized that it might be a bit more difficult than normal.

The first issue was negotiating between the banks. They were quibbling over $350, which is a small amount when it comes to the transaction. Eventually, we cleared that up, only for the buyers' underwriter to tell us that the roof & siding were an issue.

In all, it was a few stressful weeks, but we got it closed. I know the buyers are pleased, and the sellers are ecstatic!
