Discount Brokerages...

...and what they mean in a buyers market.
What is a Discount Brokerage? Usually, it’s a real estate office that will provide limited representation at a reduced price. They entice sellers by offering to sell their home for only 1% or for a flat fee.
Many times, they don’t even tell you that they are a limited brokerage.
I want you to be able to make your choise wisely by providing you with the FACTS.

The PROS of a discount brokerage:

*It’s cheaper.
*You get your home listed in the local MLS.

The CONS of limited representation:

*Longer market time.
*No advertising other than the local MLS
*Not as cheap as you think when you have to provide the buyers agent with a commission.
*No sign.
*No lockbox.
*No flyer box.
*No flyers.
The spending of your time, and your money.

The less money you spend on an agent, the more money in your pocket, right?
Not necessarily. You will still have to spend money on a For Sale sign, your own ads in the newspaper, making your own flyers, etc. Not to mention the time you’ll spend on those things, plus showing the home.
You will also have to negotiate terms with the buyers agent that comes in to present an offer. Those agents are working for their own client, not for you. They want to get the best deal they can, and sometimes that means that they will take advantage of you having limited representation.

Listing your home with a full-service Realtor means that you will have your own agent working in your best interest. It might seem like you’re paying more in commission, but when you realize that you will actually SAVE money by getting more money for your home, it’s worth it.
Your listing agent is hired to work for YOU, meaning that they will do the work to list your home in the local MLS’s, advertise, put a sign and flyer box up, and make your flyers. They will put a lockbox up, and will show your home when buyers need to see it.
