It's a tough market right now, and many agents aren't working much. The market boomed a few years ago, and now it's really dropped a lot. Or so it seems.
It's good in the sense that it will wean out the bad agents, the unmotivated agents and the horrible lenders.
The lenders that stuck their clients in a house a few years when they never should have been. Horrible loan programs that just set people up for foreclosure a few years down the road.
Which is what's been happening.
And with all these houses on the market, with not a lot of buyers, it's driving prices down. (that, and all the new construction) It's good in a way that maybe buyers will be able to afford something, but bad for a sellers agent trying to sell a listing. Some sellers are NOT willing to drop their prices, and will not listen to reason.
I just lost a listing because it sat on the market for 7 months at the same price because it was priced too high. NO ONE was looking. I think I had one agent preview it back in January, and that was it. This house was a great house, and would have sold in a month if it was in Vancouver. However, it was up north about an hour, and if people *have* to live up there, then they want a BARGAIN.
